HivePMS — Property Accounting for Uganda

HivePMS is a bookkeeping and compliance platform built specifically for Uganda’s rental property market. It sits between a landlord’s tenants and their tax return — tracking every collection, every expense, and every tax obligation so the answer is always ready when the tax authority, accountant, or landlord needs it.

The Problem It Solves

Most Ugandan landlords manage rental income through WhatsApp screenshots, cash envelopes, and feature-phone SMS records. When quarterly Rental Tax is due, they’re piecing together months of transactions by hand. HivePMS replaces that chaos with a single source of truth.

What We Built

• Income tracking — Rent, deposits, late fees, and service charges auto-recorded per tenant and property; MTN MoMo and Airtel Money payments auto-import
• Expense management — Vendor bills, maintenance costs, utilities, and capital improvements categorised with receipt uploads and approval workflows
• Rental Tax filing — Quarterly filing prep (Apr 15, Jul 15, Oct 15, Jan 15) with one-click export for the simplified regime at 12%
• EFRIS invoicing — Compliant fiscal invoices for commercial rentals above UGX 150M annually (non-compliance penalty: UGX 8M)
• Property Tax tracker — Local council levy tracking alongside Rental Tax obligations
• Per-property P&L — Profit and loss per property, per tenant, per period — so landlords know which property earns and which bleeds
• Agency tools — Multi-landlord dashboards, auto-generated monthly owner statements, white-label option, team roles

Pricing Model

Free for up to 3 rentals. Growth plans from UGX 10,000/unit/month for landlords; UGX 6,000/unit/month for agencies.
